The arithmetic here is brutal and worth understanding clearly. A buyer who financed a $400,000 home at three percent in 2021 pays roughly $1,686 per month on principal and interest. That same loan at a seven percent rate costs $2,661. Those numbers explain why the market froze rather than crashed when rates moved higher. Volume collapsed. Prices mostly did not.
Here is what that creates for someone with solid credit and a real pre-approval in hand: less competition than you would have faced in 2021 or 2022. The panic buyers are gone. The buyers who showed up with letters waiving inspections and offering a hundred thousand over asking have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.
Shop more than one institution, because the spread in rates and costs is real. A seemingly small rate difference adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.
The appraisal is the lender’s check, not yours. A low appraisal means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent whether recent comparable sales support the price you are offering.
Price matters, but terms matter too. Deal structure has won more competitive situations than overbidding has.
For buyers with the financial cushion to handle a repair bill without panic, this market is workable, even if it is not cheap or easy. The homes that meet real criteria at a realistic price are still moving. They are going to the people who did the homework before they started looking at listings.
Real estate rewards preparation more than it rewards timing. Waiting for a better market is a reasonable position only if your personal situation supports it, otherwise you are just paying rent while prices hold.
