A listing with a history of two failed deals in the past month is a fundamentally different negotiation than a fresh listing in a neighborhood where homes sell in under a week.

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that meet real criteria at a realistic price are still moving. They are going to the people who did the homework before they started looking at listings.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who got their finances in order early. Getting across current property listings in your target area is the logical first move once your financing is sorted.
